HOW WE FULFILL OUR CLIENT’S REQUIREMENTS
On acceptance of the Quotation we develop a site plan indicating contours and boundaries from the land survey, building lines and other statutory restrictions. The plan also indicates existing structure and other factors that may impact the design. The client is then provided with a brief including a complete schedule of project programme with an estimated budget.
A Conceptual Design is generated in this stage. This addresses the intended space provisions, technical functions and characteristics of the plan in an abstract manner. The costs of the anticipated project and programme are also reviewed and discussed.
During this work stage the client is provided with a computer-drawn site plan indicating sections and elevations. The plan will be complete, containing overall dimensions, floor levels, room designations and noted floor finishes. We then consult with local and statutory authorities and take into account any estimate from the quantity surveyor (if appointed) before reviewing and updating the budget.
Documentation for Application for Building Plan Approval is processed and submitted to the local Municipality together with the finalized Plans.
Proceed to call for construction tenders, prepare the contract documentation and the signing and management thereof.
Inspecting the works on a regular basis for conformity to the contract and compiling site meeting minutes for record after giving possession of the site to the builder. The Principal Agent controls the issuing of payments made by the client to the Builder dependent on the building progress.
Prepare the necessary documentation to effect completion, handover and operation of the project. If required, this will include as-built drawings.
